The Party Wall etc. Act 1996 applies to England and Wales and provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings.
If you are carrying out works described in the Act you must inform all adjoining owners by serving a Party Wall notice. In the event of a disupute with adjoining owners you will be required to agree the appointment of a Party Wall Surveyor.
DJD Construction Consultants can advise you as to your rights and responsibilities under the act, either as an owner wishing to carry out works or as an adjoining owner who has received a Party Wall Notice. We can also act as a Party Wall Surveyor in drawing up an Award, an agreement, between owners.
David Davis and Kevin Davis are Members of the Faculty of Party Wall Surveyors. As such the Practice has access to the advice and resources of the Faculty, enabling the team to give you the best advice.
We also provide advice to adjoining owners who have not been served with a Party Wall Notice but have become aware of works affecting a party wall they own.

The Code for Sustainable Homes is now a legacy, independent assessment methodology to rate the sustainability of new homes. Although it is a legacy standard developments may be required to be assessed under the Code as planning, contractual or funding requirement and DJD Construction Consultants can assist in carrying these out. Kevin Davis is a registered BREEAM Code for Sustainable Homes (Code) assessor. Our services range from consultancy to carrying out both design stage and post construction assessments.
We can offer advice on the code at an early feasibility or design stage in order that it can be fully understood and catered for at the earliest possible opportunity. This reduces problems that can occur later on in a project when trying to integrate additional items into a near completed design.
At the end of the design stage we will carry out an assessment of the design in order to determine the Code code level that has been achieved. It is possible to make revisions in order to improve the score the project will achieve, although early consultancy should eliminate the need for this.
The final stage is the post completion check, now compulsory under the Code, and involves the assessor checking that all the proposals submitted at design stage have been carried out.
The Home Quality Mark is a new independent, voluntary, assessment methodology developed by the BRE to provide impartial information from independent experts on a new home's design, construction quality and running costs. The Housing Quality Indicator system is a measurement and assessment tool designed to allow housing schemes to be evaluated on the basis of quality rather than simply of cost. The HQI assesses the quality of a housing project using three main categories: location, design and performance.
We have experience in advising clients and design teams on achieving better HQI scores, as well as carrying out the assessments. Our early advice allows clients to develop better designs. This is particularly important in affordable housing where funding may be dependant on good HQI scores.
In addition to HQI advice and assessments, DJD Construction Consultants have also assisted a number of private and public sector clients with Housing Standards Advice. Working with the Client and design team we help in reviewing schemes against a range of standards, assisting in explaining how different requirements interact, trying to ensure requirements are considered early on and most importantly trying to make sure that a scheme is standards compliant without compromising the design and usability of the scheme.
SAP is the Government's Standard Assessment Procedure for Energy Rating of Dwellings. SAP is adopted by government as part of the UK national methodology for calculation of the energy performance of buildings.
New dwellings need to have a SAP Assessment to demonstrate compliance with the Building Regulations. It measures the energy efficiency of the dwelling and the amount of carbon produced.
In England and Wales new homes must meet a minimum level of energy efficiency. The new SAP assessment considers the thermal performance of the fabric of the building, air leakage, heating and hotwater installations and ventilation.
It is important to consider the energy efficiency of the dwelling early in the design process to avoid having to make costly changes later. The new methodology means that simply checking minimum U-Values for walls, floors and roofs does not guarantee compliance. DJD Construction Consultants can carry out design stage SAP assessments and provide advice on achieving compliance.
SAP assesments have to be carried out by a Registered Person, our SAP Assessors, Kevin Davis and Matthew Adams, are registered to produce SAP assessments and Energy Performance Certificates (EPCs) for new building dwellings.
